Outline Specifications and Preliminary Project Descriptions
Outline specifications, also known as Preliminary Project Descriptions (PDDs), communicate the principal materials, building assemblies, systems, and anticipated quality and performance requirements during the early stages of design. SPECDOCX prepares these documents to complement design development drawings, providing clients, consultants, and cost estimators with a clearer understanding of the proposed construction. They serve as an important tool for preliminary cost estimating, client coordination, and the evaluation of design options before detailed technical specifications are developed.
Design Stage Documentation
SPECDOCX prepares structured descriptions of proposed materials, finishes, assemblies, building systems, and anticipated performance requirements appropriate to the level of design development. These descriptions supplement the drawings by communicating technical requirements, material selections, and construction considerations that may not yet be fully defined or illustrated. They also help identify outstanding decisions and establish a common understanding of the developing design.
UniFormat and Abbreviated MasterFormat Organization
Outline specifications may be prepared using UniFormat's elemental classification system or a customized, abbreviated MasterFormat organization, depending on the project's requirements and intended use.
UniFormat organizes information by building elements and systems, making it particularly useful for early-stage design evaluation and elemental cost estimating. An abbreviated MasterFormat approach organizes information by relevant specification sections, drawing primarily from applicable Part 2 – Products requirements and selected Part 1 – General requirements. This approach provides a familiar technical structure while avoiding the level of detail required for complete three-part construction specifications.
Progressive Specification Development
As the design progresses, outline specifications can be updated to reflect confirmed material selections, building systems, performance requirements, and decisions arising from client and consultant coordination. They establish a documented technical basis for preliminary estimating and design development and can inform the preparation of detailed project specifications as the design advances.
